What does "Agents Protected" at the bottom of a FSBO flyer mean?
Q. I'm selling my home by owner, and someone told me to put "Agents Protected" at the bottom of my flyer. What exactly does that mean?

A. I personally would never recommend putting that on a flyer. The assumption could be that you will pay a standard commission. Better to put "Broker Cooperation Available" That way, there should be an expectation that any commission you might be willing to pay would be negotiable. Hopefully this helps you!

Can a Realtor assist someone "on the side" who wants to sell FSBO?
Q. The Realtor who was our buyers agent for our house knows that we need to move (relocate out of state for a new job for my husband) and that we don't have lots of "extra" money to have to bring to the table at closing, so he suggested that we do "For Sale By Owner" and then to let him know if we get anyone interested and that he could help us that way for "a lot less" - any thoughts? See any problems with this or is it a blessing in disquise? :)

A. I would definitely avoid Craigslist unless you want to deal with a lot of scammers. Zillow.com is one site, and there are many other: just google "sell my home" You might also consider a minimum service brokerage: for a flat fee they will put your listing in the MLS and put a lock box on the door and a sign on the lawn, then you do all paperwork and negotiation. Usually these are around $300-500 so you avoid an commission. For your own protection, please be sure to use an attorney or a title service to handle the closing.

A. Benefit can be a slightly lower price, because the seller doesn't have to pay commissions. Disadvantage can be the lack of support from a realtor on the legalities and quirks of the transaction. You can, if you choose, offer to pay your realtor's fees yourself, which should allow the transaction to go through as sort of a mixed deal.

Former FSBO's: How long did you try to sell your house on your own, before you "caved in" to a Realtor?

We don't want to "miss out" on the "best time of year" to sell our house, so we are planning to list it (with a Realtor) the first day of our children's Summer Vacation (June 18th). We've been a FSBO since February. A. Its all about marketing. How can you get the most exposure for your place? Craigslist? Byowner.com, etc. Remember, you are competing with hundreds of bank owned and distressed sellers (short sales) that will LOW ball the market to get rid of the house. Also, it takes 180+ days to market a house a the top of the market (in Las Vegas, Phx). And... it takes more than 30 days to close a loan these days (unless you are in a market where people put 10% + down). So, don't count on being out in 30days when you get a contract accepted. FHA loans allow a buyer to receive up to 6% of your equity in the form of closing cost credit and down payment assistance. A. They are still very expensive to buy, around 30% dearer, than ordinary cars, mileage between chargers is still less than 100 & it is predicted the batteries will need changing after 4 years, the cost of that will make the car worthless - so I wouldn't bother at the moment.

Can u list a home For Sale By Owner FSBO on Yahoo real estate web site?
Q. Or what sites do list FSBO for small $$? I'm going to take a big enough hit on the selling price without having to add another 6% or 7% loss paying a realtor. Searching for ways to get the most exposure than just a listing in the Sunday paper. With the market as, is I'm figuring on it may take up to a year to sell.

A. Yahoo now posts all of its real estate ads on a Zillow server. You can enter your home for sale on Zillow.com ( i don't work for them) for $39.99. Zillow has a free service called Make Me Move where your house is not officially for sale but you tell the world that you would sell if they offered this price. Your other chance is Craigslist which is free and gets lots of views.

A. Thrown track means it has failed, and is off the drive wheels. Track slippage is the method used to turn. One track is driven while the other is not which allows the vehicle to turn. It can turn in about it's own length by having one track in forward and the other in reverse.

A. Why not advertise with a Real Estate company? It's no cost. The only cost involved is if the property sells. Check with an agent to see if they would allow a 30-60-90...day listing. If so, when the listing expires, you owe nothing, but the publicity is there. Also, negotiate with the Real Estate agent about your concerns, an agent may be willing to work with you because everyone wins he/she gets business and your home is sold or unsold, but the publicity is there. Something to think about... FSBO think they know real estate, when actually there's a lot of behind the scenes you're unaware of such as certain processes and procedures.
